The Flue

A vertical flue through a pitched or flat roof, common in loft moves and bungalows in Herne Bay and Whitstable, can add £200 to £600. Long flues with extra bends, or a plume kit to redirect steam away from a window or neighbour’s property, add more.

The Condensate Pipe

Every modern boiler produces a little acidic water that must drain away through a condensate pipe. The best and cheapest option is to connect it to an internal waste pipe, such as a sink or washing machine drain. If it has to run outside, it must be a wider, insulated pipe so it does not freeze in a cold snap. Getting this right in exposed spots around Thanet and Romney Marsh saves a lot of winter call outs.

Loft

Moving a boiler into the loft frees up the most living space, which is why it is popular in smaller homes in Gillingham (ME7), Dartford (DA1) and Croydon (CR0). The loft must be safe to work in, and the condensate pipe and water pipes need protecting from frost. Loft boilers are not ideal if you plan a loft conversion later, as the boiler would need moving again.

Garage
